# Before You Build: The Value of Preconstruction Planning for Your Facility

 

Most businesses start thinking about a new building or expansion when they’re already feeling the pressure, out of space, over capacity, or up against a deadline. Preconstruction planning is what changes that equation.

Preconstruction is the work that happens before construction begins. When done well, it gives clients a clear picture of where they’re going, what it will cost, and how to get there, before any commitment to steel or concrete.

## **What Preconstruction Includes**

Preconstruction isn’t a single meeting. It’s a process that can include any combination of:

- Site and footprint analysis
- Future space needs assessment
- Feasibility studies for phased or future builds
- Construction sequencing and phase planning
- Rough cost estimates and capital expenditure projections
- Preliminary designs, floor plans, or renderings

The scope depends on the client and where they are in their planning. For established clients with growing facilities, preconstruction can extend into facility master planning — a longer-range look at where the building, site, and operation are headed over the next several years.
